The December statistics were impressive. The number of transactions in 2014 was up 8% (10,244) and the median price was up 3.8%. I expect we'll see a stabilization of the current numbers going into next year with a small increase for 2015. I continue to be concerned about low inventory, investor participation, and the unintended consequences of historically low interest rates.
