First of all, it made sense to me to choose a buyer’s agent. For no additional cost, I had someone obligated to look out for my best interests. I also had someone who had no interest in selling me his or her listings, and who had more time for me because of that. However, I quickly found out that all buyer’s agents are not created equal.
The first thing that impressed me about Keith Clark was that he really listened to me. When I told him that the lot was most important, he showed me only houses on wooded lots. He did not try to push me out of my price range. He seemed confident that I could find a house that I would like in a short time period. (The first agent that I talked to showed me houses out of my price range on tiny lots.)
I had taken two weeks off to find a house. Within that two weeks, I saw at least 40-50 houses and drove by another 20 or so. On several occasions, Keith pointed out flaws in houses or neighborhoods that I did not see. He even advised me to withdraw my first offer on a house after the listing agent tried to turn it into a bidding war. It was obvious to me that he was not interested in making a quick deal and moving on. It was very important to him that I find the right house at the right price.
When I did make a successful bid on another house, Keith really went to work. He helped me shop for the best mortgage and insurance rates. He recommended and arranged all of the inspections. The termite inspector that he recommended found termites that had been missed in an inspection less than 90 days ago. When I told him that a quick closing was important to me, he spent a lot of time and effort arranging the repairs and working with the sellers’ relocation company.
What was the net result of Keith Clark’s efforts? I found, closed on and moved into my new home only four weeks after I started looking. I am satisfied that I have found the right house at the right price. I can now concentrate on getting settled into my new job and my new home.
